The Radar Concessioni services (radarconcessioni.it; in English BeachStake, beachstake.com) are provided and invoiced by Bellucci Srl, Via Giacomo Brodolini 4, 47922 Rimini (RN), Italy, VAT 04882010400, PEC srlbellucci@pec.it (hereinafter “the Provider”). Full details in the Legal notice.
Radar Concessioni is an information service that monitors and reworks data from public sources about tenders for state-owned property concessions (maritime and lake) and the related public procedures. The information is informational in nature and does not replace the official tender notice, nor does it constitute legal or administrative advice. The Provider does not guarantee any outcome of the tender procedures.
Prices are in euro and include VAT. Current price list:
| Plan | Price | Type |
|---|---|---|
| Sample Pro pages (two sample tenders, Rimini and Venice, in full) | € 0 | readable on the website, with free sign-up |
| Pro — one region | € 299 unlock (one-off) + € 49/month | subscription |
| Pro — all regions (Italy) | € 900 unlock (one-off) + € 299/month | subscription |
| Eligibility check | on quote | service on quote |
| Full tender file | on quote | service on quote |
Free sign-up gives access to the two sample Pro pages only, Rimini and Venice. All other tenders, closed ones included, are available with a Pro plan, within its coverage.
The first payment of a Pro plan covers the unlock fee and the first month (€ 348 for one region, € 1,199 for all of Italy); from the second month only the monthly fee is charged. The Provider may change prices for the future; changes do not affect periods already paid and are communicated before renewal.
The contract is concluded on completion of the order and of the payment. Payments are handled by the provider Stripe; the Provider does not store full card details. The invoice is issued by Bellucci Srl.
The amounts stated in this article are those of the price list in force at the date of this document. The source is the table in art. 3, which prevails: if the price list changes, the prices in art. 3 apply.
Who can change. You can ask for a change from your account area, on an active Pro subscription paid through Stripe — not on complimentary or migrated access — one at a time, and while sales are open. In some cases you cannot make the change yourself (more than one active subscription, a subscription on a plan no longer in the price list, incomplete subscription details): we tell you, and we make the change for you on request.
From one region to all of Italy — immediately, once payment succeeds.
From all of Italy to one region — at renewal, at no charge.
If you had cancelled. If you had cancelled your subscription and you then ask for a plan change, the cancellation is treated as withdrawn and the subscription starts renewing again on the plan you chose, on the date and at the fee we show you before you confirm. If you cancel the move to the regional plan, your cancellation comes back into force: we tell you so in your account area.
If payment for the change fails. The change does not happen and your subscription stays as it was. The invoice issued is cancelled and no amount remains charged to you; if a fault should nonetheless leave a charge, we refund it. We tell you straight away in your account area and send you notice by email. You can update your payment method and try again whenever you like.
The unlock fee is one-off: if you cancel and reactivate within 12 months of paying the unlock fee, you do not pay it again. While the subscription stays active you never pay it a second time; the 12 months apply only to those who cancel and reactivate, and are separate from the balance under point 1. If you reactivate with the same email address (upper and lower case do not matter) within 12 months of paying the unlock fee, on the same plan or a lower one, you do not pay it a second time: this is applied automatically at the time of purchase. If you reactivate on a higher plan you pay the difference between the two unlock fees at the prices in force at that time, as in the direct change under point 1; if you reactivate on a lower plan, no credit is due to you. Where several fees were paid within the 12 months, the highest one counts. From the day after the 12 months end the unlock fee is payable in full.
If you purchase as a consumer (outside your business or profession) you have a right of withdrawal within 14 days (arts. 52 ff. Italian Consumer Code, Legislative Decree 206/2005).
As this is digital content/service supplied immediately, at the time of purchase we ask you to consent to the immediate activation of the service and to acknowledge that, once performance has begun, you lose the right of withdrawal (art. 59, para. 1, lett. o) Italian Consumer Code). If you do not give that consent, the service is activated after the 14 days.
If you purchase in the course of a business, trade or profession (with a VAT number), the consumer's right of withdrawal does not apply and these terms apply with the court of jurisdiction indicated in art. 11.
These are technical and documentary support activities (requirement checks, preparation of the application and attachments), carried out by the advisory company named in the quote, with which the engagement is concluded: the advisory contract is with that company, not with Bellucci Srl. They do not constitute legal advice or representation in the tender, which are reserved to licensed professionals. The Provider does not guarantee the award of the concession.
The Provider handles the data with diligence but does not guarantee completeness, accuracy or absence of errors, nor the continuity of the service. To the extent permitted by law, the Provider's liability is limited to the amount paid by the customer for the service in the 12 months preceding the event. The mandatory rights of consumers and cases of wilful misconduct or gross negligence remain unaffected.
Legal guarantee of conformity. For consumers, the legal guarantee of conformity for digital content and digital services (arts. 135-octies ff. Italian Consumer Code) and its remedies remain unaffected: bringing the service into conformity, a proportionate price reduction or termination of the contract (art. 135-duodevicies). The exclusions and limits in this article do not reduce them.
Italian law applies. For consumers the competent court is that of the consumer's place of residence or domicile. For business customers the court of Rimini (Italy) has exclusive jurisdiction.
The Provider may update these terms; the applicable version is the one in force at the time of purchase. Changes relevant to ongoing subscriptions are communicated before renewal.
For complaints and communications: info@radarconcessioni.it or PEC srlbellucci@pec.it. We reply within 30 days.
The European ODR platform was shut down on 20 July 2025 by the European Commission and can no longer be used. If the complaint is not resolved, a consumer may turn to a mediation or ADR body competent for the subject matter (the list is kept by the Italian Ministry of Justice) or to the court of their own place of residence or domicile, as provided by the Italian Consumer Code.
At the time of purchase, and again when moving from the regional plan to all of Italy (art. 5-bis), the customer specifically approves in writing, with a box separate from that of art. 7, the articles containing the clauses listed in Article 1341, second paragraph, of the Italian Civil Code: art. 5 (automatic renewal), art. 6 (suspension or revocation of access, ban on resale and disclosure to third parties), art. 10 (limitation of liability) and art. 11 (competent court). We record the approval together with the version of this document. For consumers, the protections of the Italian Consumer Code against unfair terms (arts. 33 ff.) remain unaffected and are not reduced by the specific approval.
